This 77-acre neighborhood is to be located in the western sector of the Loma Rica project site, between Sutton Road and Brunswick Road. The neighborhood combines residential, light industrial, commercial, office, civic and public uses. The heart of the neighborhood will be in a new Village Center along the planned, east-west extension of Dorsey Drive between Sutton and Brunswick Road. Within the center, the neighborhood will showcase a 40,000 to 80,000 square foot health club open to both the residents of Loma Rica and the Grass Valley region. The health club, fronting on Dorsey Drive between Olympia and White Water Creeks, will incorporate indoor and outdoor recreation activities, salon and spa facilities, and preschool and childcare facilities.

Unlike most commercial projects, this Village Center will not be built at once, but rather will grow incrementally as the market demands over a period of 8-12 years. Public and institutional uses are planned, including a branch post office, a library annex, a community meeting hall, and a place of worship with an adjacent cemetery. Many of the buildings will have a unique and intimate relationship to White Water and Olympia Creeks, providing many opportunities for residents and shoppers alike to use, interact with and enjoy the natural environment.

The Village Center will be planned to accommodate a mix of uses critical to creating a truly vibrant “center” that balances retail, social activities and public uses within walking distance of each other. A portion of the Dorsey Drive Extension will be constructed with mixed-use buildings in the style and character of those found in the historic downtowns of the Sierra Mountains. This area will support approximately 93,000 square feet of ground floor mixed-uses: pedestrian-scaled retail, office, public and live-work uses with housing and professional offices above. The commercial square footage for the Village Center will be integrated in small footprint buildings that accommodate and serve as an incubator for local businesses. Ideally, the Village Center will include a 10,000-20,000 square foot natural foods market.
